The hardest part of staging with the goal in mind to sell is to de-personalize it while it is on the market!

1.  Clean and de-clutter.  Try to remove at least 25% of your "stuff" - especially the small stuff.  Don't just stash them into closets or kitchen cupboards - potential buyers will be looking in there!  It's best to pack them away and store neatly in your basement or rent a storage unit.






2. De-personalize.  Buyers need to be able to envision themselves and their belongings in your home.  Remove most personal items (not all because it still needs to feel humanely) such as family photos, displayed collections, coats and shoes from the foyer, etc.  Bold statements like loud patterns or colours can put off potential buyers too.  So, even painting a neutral "builder's beige" might be in order. 




3. Room Lay-outs.  Do you have a large room? Showcase how large it is by utilizing furniture to scale.  Show the master bedroom can fit a king-size bed by having a king size bed!  Is your foyer small?  Don't clutter it up with lots of coats and shoes.  Move these items to the bedroom closets.  Have a fantastic patio door to the deck?  Make sure the traffic patterns bring buyers to the focal point easily by removing some furniture or other obstacles.  Create conversation areas, cozy nooks, work-friendly kitchens...  Is there a room in your house that would have potential buyers wondering "what's this room for?"  Bring in a desk or a treadmill.




4. Increase Lighting.  Open window coverings.  Bring in plants or flowers.  Anything and everything to make it feel "ahhhh...." light and bright and inviting.

  1. Great tips for staging! The one tip that stood out to me was making the rooms as bright as possible. I know I don't get an excited feeling about a house if its dark and haunted-looking :) Oh, and if the room has a lot of orange-brown tones (like a kitchen or dining room) make sure to add some green plants or a bowl of limes! it really helps give the room some contrast.

    (also just an fyi - I think you spelled 'tips' wrong in your title )
